Repeated game slows down to unplayable and loading cogs displayed in map

Game slows down to almost no FPS, the loading cogs are displayed while in a map. Restarting fixes (though sometimes game crashes loading the area left), the explored area of the map is lost after such crashes.

Tried repack, reinstall of game, issue persists.
